We will email you a link to apply through our secure website. You will enter your information, submit the application and pay the application fee. Once we receive your application, we will order background, eviction and credit checks, and verify your income. We will call you to discuss your application as soon as we review the reports. Please note that an application submitted does not guarantee approval.
The application fee covers the costs of the background, eviction and credit checks.
Yes, all tenants must have a credit score of at least 650 and total gross (before taxes & deductions) household income of at least 3x the monthly rent amount.
No! Everything can be submitted and signed electronically.
All Aleasa rentals require a security deposit equal to one month of rent. Security deposits are required at the time of lease signing.
Once you move out, we will do a final inspection of the property. If any damage is found or the interior is in need of deep cleaning, we will withhold these costs from the security deposit and return the remaining balance. Should you cancel your lease early, you will be responsible for a marketing fee of half the amount of one month’s rent which will be withheld from your security deposit. If there are no repairs needed, the house is left in clean condition and you do not end your lease early, you will receive your full security deposit back.
You can set up automatic payments through our secure tenant portal! Payments can be made by credit card or bank draft. There is a convenience fee charged when paying by credit card, so we do recommend that you pay by bank draft to avoid this fee.
Rent is due on the 1st of every month and will be considered late if not received by the 5th of the month. A late fee of 5% of the monthly rent will be immediately applied to your account on the 5th of the month and we will contact you to obtain payment ASAP. Should you fail to pay rent without communicating why, Aleasa Homes will begin eviction proceedings. If you know that your rent payment will be delayed, please contact us as we may be able to make an arrangement to avoid late fees.
We are available 24/7 for repair emergencies! Just call or text 704.285.1555 for immediate assistance. If the repair doesn’t need emergency attention, you can submit a maintenance/repair request through the tenant portal and we will respond as soon as possible. We will always arrange for contractors to enter the property for repairs with you so there will never be someone in your home without advance notice.
If the tenant caused the damage that needs repair, then the tenant will be responsible for the cost of the repair. If the repair needed is due to regular home maintenance, the homeowner will be responsible for the cost of the repair.
The homeowner is responsible for providing clean air filters and working batteries in all detectors prior to your tenancy. Once you move in, you will be responsible for replacing the air filters on a regular basis and replacing the alarm batteries should they need it.

Yes! All tenants are required to maintain liability and contents insurance for the duration of the lease agreement. You will be required to provide proof of insurance before you move into the property.
Yes, all rentals are non smoking! We have a zero tolerance policy for smoking inside a rental or conducting any illegal activity on a rental property.
You are responsible for the rental payments through the expiration date of the lease agreement. If you want to end the lease early, we will begin marketing the property to secure a new tenant ASAP. You will only be released from the lease upon the signing of a new lease agreement and you will continue paying the rental fee until the new tenant’s lease begins. You will also be responsible for paying the marketing fee to procure a new tenant, equal to half of one month’s rent.
Yes, provided you paint them back to their original color upon the end of your lease. Should you leave without painting, the cost of repainting the walls will be deducted from your security deposit.
The allowance of pets is determined on a case by case basis. Ask your Aleasa rental agent about the pet policy for a specific property once you have found one you love.
